Show House Finishing for Ghana Developers: The Sample Unit Strategy for Selling Off-Plan

Buyers in Accra, Kumasi and Takoradi are asked to pay deposits on homes that exist only as drawings. A finished show house or sample apartment turns that abstract promise into something a family can walk through and a diaspora buyer can see on video. This guide covers how developers plan a sample unit: what to finish and furnish, how to present finish tiers so buyers can upgrade, when to fit it out relative to the build programme, how to keep the show finish identical to what is delivered, and how to use the unit in marketing.

What a show unit is for

A sample unit does four jobs:

  1. Proves the finish. Buyers see the real kitchen, doors, tiles and bathroom, not a render.
  2. Sets the baseline. The standard specification is fixed and photographed, which reduces disputes at hand-over.
  3. Sells upgrades. Mid-Range and Premium options shown in the unit or on a sample board convert to higher unit prices.
  4. Feeds marketing. Photographs, video walk-throughs and agent visits all use the same space.

What to fit and furnish

ElementShow unit treatmentNote
KitchenFull fitted kitchen with worktop, sink, hob, hood and one or two built-in appliancesThe kitchen sells the unit; do not leave it to imagination
WardrobesFitted in master and at least one other bedroomShow interiors open and organised
DoorsStandard-spec doors with final hardwareInstall exactly the doors that will be delivered
BathroomsFully fitted with shower enclosure, vanity, mirror light, accessoriesAdd towels and toiletries; buyers photograph bathrooms
Flooring and wallsFinal tiles and paint, one feature wallKeep colours neutral to suit most buyers
LightingFinal lighting layout, all on, warm whiteLighting is cheap to do well and transforms the unit
Windows and curtainsFinal aluminium windows; curtains and blindsBlackout in bedrooms
FurnitureFully furnished at a scale that fits the roomsSlightly smaller furniture makes rooms feel larger; do not mislead on room size

Furnishing should reflect the buyer: a two-bedroom apartment aimed at young professionals furnishes differently from a four-bedroom villa for a family.

Tiering finishes without confusing buyers

A clear three-tier structure is the easiest to sell.

TierWhat changesHow to present
Functional (standard)The unit as shown; included in the priceFitted in the show unit
Mid-RangeUpgraded worktop, door finish, sanitaryware range, lightingSample boards in the show unit, or one upgraded room
PremiumSintered-stone worktops, designer sanitaryware, feature lighting, premium wardrobe interiorsSample boards plus photographs; fit in the show unit only if the project is positioned at that level

Publish a one-page upgrade sheet with each option's effect on price, and make upgrade choices a signed addendum to the sale agreement with a cut-off date tied to the production schedule of the imported items.

Timing the show unit against construction

The show unit should be ready when sales start in earnest, which is usually well before the rest of the block is finished. That means:

  • Choose a ground-floor or easily accessible unit, or build a stand-alone show house on the site entrance
  • Complete its structure, services and plaster ahead of the programme
  • Order the show unit's finishing package early enough to allow production, shipping and clearing (lead time confirmed on your quote)
  • Provide safe, clean access for visitors separate from the construction site, with parking and shade
  • Fit a sales desk or small office nearby with plans, price lists and the upgrade sheet

Order the show unit's package together with a sample set of the Mid-Range and Premium options so the sales team has physical samples from day one.

Keeping the delivered units identical

The most damaging thing a developer can do is deliver units that are worse than the show home. Controls that prevent it:

  • Fix the standard specification in a finishes schedule with product codes, photographs and the show unit as reference
  • Order all units' finishing packages from the same supplier so hardware, doors and kitchens match
  • Retain a sample of each finish (tile, laminate, worktop, paint) labelled and stored
  • Have the supplier's supervisor inspect installation in the production units against the show unit
  • Photograph each unit at hand-over against the same checklist

Using the show unit in marketing

  • Professional photography with lights on and curtains open; shoot once, use everywhere
  • A recorded video walk-through for diaspora buyers, with a live video option by appointment
  • Agent open days with the upgrade sheet on hand
  • A QR code in the unit linking to the price list and an enquiry form
  • Keep the unit cleaned daily and the AC running during opening hours

After the project sells, the show unit is sold or let as a furnished unit, so its finishing cost is largely recovered.

Selling to diaspora buyers through the show unit

A large share of off-plan buyers in Ghana live abroad and will never walk through the unit before paying a deposit. For them the show unit works through media: a recorded walk-through with the agent naming each finish and product, a floor plan with the camera route marked, close-up photographs of the kitchen hardware, tap, tile and door, and a live video appointment where the agent opens drawers and runs the shower on request. A relative in Ghana often visits on the buyer's behalf; make that visit easy with weekend opening and a printed pack to take away. Deposits are more likely when the buyer can see that the show unit, the specification sheet and the sale agreement all describe the same products.

Costs and recovery

A show unit costs more than a standard unit because it is finished early, furnished and staffed. Developers usually recover this through the furnished sale or let of the unit at the end, through upgrade sales during the project, and through the shorter sales period a tangible unit produces. Keep a separate budget line for the show unit so that its cost is not confused with the production-unit finishing budget.

Where Decoropic fits

Decoropic supplies developers with the show unit's full finishing package — kitchen, wardrobes, doors, sanitaryware and hardware, lighting and furniture — as one consolidated shipment to Tema, followed by matching packages for the production units from the same factories, so the delivered homes match the sample. Our three tiers (Functional, Mid-Range and Premium) map directly onto an upgrade sheet, and our Accra office supervises installation in the show unit and spot-checks the production units. There is no minimum order, so the show unit can ship first and the remaining units follow in phases. See /solutions/apartments and /solutions/villas.

FAQ

Should the show unit be furnished at the Functional or Premium tier? Fit the tier most buyers will pay for, and show upgrades by sample. A Premium show unit for a Functional-priced project creates disappointment at hand-over.

Can we use the show unit's furniture in the sale? Yes; many developers sell the show unit furnished at a premium at the end of the project.

How do we handle buyers who want changes beyond the tiers? Allow them only before the production cut-off date and price them individually; otherwise the programme slips for everyone.

Is a stand-alone show house worth it? For large phased estates, yes, because it is available throughout the sales period. For a single block, finish one real unit.
