Whether it's a single high-end villa or a multi-unit apartment building, the fit-out is where budgets are won or lost. Sourcing the full package from China — coordinated as one project rather than bought item by item — gives developers control over cost, consistency and timeline. This guide is the practical checklist.

What a "complete material package" actually includes

For a residential fit-out, the package typically spans:

Surfaces: floor and wall tiles, sanitaryware, tapware, and wet-area fittings
Joinery & casegoods: wardrobes, kitchen cabinetry, vanities, built-ins
Furniture: living, dining, bedroom (for furnished/serviced units)
Lighting: ceiling, feature and functional lighting
Doors, ironmongery and finishing hardware

Buying these from unrelated factories is where finishes drift and shipments multiply. A coordinated package holds one design language and one delivery.

The process, step by step

Design & selection — translate the design into a room-by-room (or unit-type) specification: item, finish, dimension, quantity.
Budget bands per unit type — so value-engineering rounds don't blow the number.
Factory selection on capability — export experience to your market, certifications on request where required, capacity for your timeline.
Samples & pre-production approval — lock finishes and tones before mass production.
QC before shipment — inspection against approved samples, photo reports, balance payment held to the QC gate.
Consolidation — multiple factories into coordinated FCL/LCL loads: lower freight, one arrival.
Export documentation — packing lists, origin docs where relevant for your market's duty treatment.

For multi-unit apartments: standardize hard

The single biggest saving in apartment fit-out is repetition. Standardize a small number of unit-type material kits, then order at volume. It simplifies QC, consolidation, on-site installation and future maintenance. Reserve customization for the amenity and lobby areas where it counts.

For villas: consistency across a bespoke spec

What a complete fit-out package actually contains

The reason piecemeal buying costs more is that a residential fit-out is not one category — it is roughly seven, each with its own factory base, lead time and failure mode:

Floor and wall finishes — porcelain, ceramic, natural stone, engineered timber, skirting and trim
Sanitaryware and brassware — WCs, basins, baths, shower enclosures, mixers, accessories
Kitchen and joinery — cabinetry, worktops, wardrobes, internal doors and frames
Furniture — living, dining, bedroom, outdoor
Lighting — decorative, architectural, external, plus drivers and controls
Doors, windows and hardware — including locks, hinges and closers
Soft furnishings — curtains, blinds, rugs, upholstery

The common omissions are the small, boring lines that stop an installation dead: transition strips and thresholds, matching skirting for every floor finish, adhesive and grout in the right colour, spare tile from the same batch, door stops, and the trims that make a wardrobe look finished. None of them are expensive; all of them will hold up a handover.

Sizing the package

A 20ft container takes roughly 18–22 m³ packed, a 40ft takes 33–38 m³, and a 40ft high-cube adds about 0.3 m of internal height — worth having for tall wardrobes, door leaves and crated lighting. Sea freight from South China ran $1,800–3,200 per 40ft through 2026, moving with the market.

Plan on packed volume, not product dimensions. For a whole-villa package, tile and joinery dominate the cube while furniture dominates the crating inefficiency — a sofa ships a lot of air.

Ordering tile so it lays properly

Two numbers decide whether a tile order installs cleanly. Order a 5–8% breakage and cutting allowance over measured area — the higher end for large formats, complex layouts and long transport legs. And insist that everything comes from one calibrated batch: a ±0.5 mm dimensional variation between production runs is enough to make joints visibly uneven across a large floor, and it cannot be corrected by a good tiler.

Keep the spare tile on site after handover. Matching a discontinued batch two years later is, in our experience, one of the more painful conversations in this trade.

For reference on price bands, factory-direct porcelain from Foshan — one of the world's largest ceramic production clusters — runs roughly $5.5–21/m² FOB from standard formats to premium, with 90×180 cm large-format slab around $10–18/m² FOB.

A timeline you can hold a client to

Standard-catalogue items produce in 7–15 days; bespoke joinery, custom upholstery and large-format slab in 20–40 days; sea transit runs 28–35 days. Allow for sample approval at the front and clearance at the back, and the realistic figure from confirmed order to material on site is 10–12 weeks.

Sequence the arrival against trades rather than convenience: floor and wall finishes and sanitaryware are needed while the building is still wet trades; furniture and soft furnishings want a finished, secure, dust-free house. Landing everything at once means storing furniture on a construction site, which is how items get damaged before they are ever used.

Quality control and consolidation

Third-party inspection costs $200–400 per inspector-day — book it in-line and again pre-shipment, and require photographs against the approved sample, quantity verification against the packing list, and crate condition. Consolidating multiple factories into a single shipment typically saves $1,500–3,000 in duplicated logistics overhead, and gives you one arrival to schedule trades around instead of six.

Import duty, VAT and local levies are set by your destination's customs authority at the time of clearance and vary by classification. Treat any figure as a planning estimate and confirm with a licensed customs broker before you order. Figures reflect August 2026.

Where the money actually goes, and where it leaks

On a whole-house package, finishes and joinery usually carry the largest share of value, furniture the largest share of shipping volume, and lighting the largest share of coordination effort relative to its cost. Knowing that shapes where to spend attention: a mistake in tile is expensive to correct because it is installed and grouted; a mistake in a light fitting is usually a swap.

The leaks are consistent across projects. Buying the same category from two suppliers so finishes do not match. Ordering to measured area with no breakage allowance. Forgetting that a floor change needs a transition strip. Approving a colour from a screen. Leaving lead-time-critical bespoke items — stone worktops, made-to-measure wardrobes — until after the standard items are ordered, so the whole shipment waits on them.

The fix for all five is the same: one specification, one schedule, one shipment, decided before anything is ordered.
