Finishing Materials for Apartment Developers in Ghana: Repeatable Unit Packs

Finishing materials for apartment developers Ghana is a procurement problem of repetition. A 40-unit block has forty kitchens, eighty or more bathrooms, hundreds of doors and thousands of light points, and every one of them should be identical to its neighbour of the same type. Developers who buy finishing the way a homeowner does, room by room from many suppliers, lose margin to inconsistency, waste and delay. This guide shows how to define a unit pack per apartment type, tier it by target buyer, consolidate it into containers by floor, and install it on a schedule.

Why unit packs beat item-by-item buying

A unit pack is the complete finishing kit for one apartment type: kitchen, wardrobes, internal doors with ironmongery, entrance door, windows, sanitaryware and brassware, lighting, and optionally furniture for furnished units. Defined once, it is multiplied by the number of units of that type.

Advantages for a developer:

  • One specification, one approval, one quotation per unit type
  • Identical finishes across units, which matters for sales and for maintenance
  • Quantities that scale cleanly, with spares calculated as a percentage
  • Logistics that can be planned by floor rather than by item
  • A single accountable supplier for the imported content, with a single packing list per container

Defining the unit types

Most Ghanaian apartment blocks have two to four unit types. Define the pack for each.

Unit typeTypical pack contentVariables
StudioCompact kitchen run, one bathroom set, one wardrobe, entrance door, one or two internal doors, lighting setCombined living-sleeping lighting plan
1 bedroomKitchen run, one bathroom, one wardrobe, entrance and two internal doors, lighting setOpen or closed kitchen
2 bedroomKitchen run, two bathrooms, two wardrobes, entrance and four internal doors, lighting setEn suite to master
3 bedroomLarger kitchen, two or three bathrooms, three wardrobes, entrance and five or six internal doors, lighting set, balcony doorMaid's room, family bathroom
PenthousePremium kitchen, three or more bathrooms, walk-in wardrobe, feature lighting, large sliding doorsUsually a one-off design

Measure a sample of each unit type on site after plastering. Repetition multiplies errors as efficiently as it multiplies savings; a 20 mm measurement mistake in a kitchen drawing becomes forty wrong kitchens.

Tiering by target buyer

Developers often run two tiers within one building: a Functional or Mid-Range pack for standard units and a Premium pack for penthouses or show units. Decoropic designs at three tiers, which allows the same layout to be offered as a base specification with a paid upgrade path for buyers who reserve early.

Standard tiles are now manufactured in Ghana and are usually bought locally for apartment projects; the imported pack concentrates on joinery, doors and windows, sanitaryware and hardware, lighting and furniture, where local supply is thin and consistency across forty units is hard to achieve.

Bulk logistics: containers by floor

Plan containers around the installation sequence, not around what the factory finishes first.

  1. Doors and windows first. The envelope and the unit entrances go in before the wet trades finish, so the first container carries windows, balcony doors and entrance doors for the floors being handed over.
  2. Bathrooms with tiling. Sanitaryware and brassware follow once waterproofing and tiling are done.
  3. Kitchens and wardrobes. Joinery goes into finished, painted rooms.
  4. Lighting last. Fittings are installed after ceilings and final paint.

A mixed container per floor or per two floors, carrying the full pack for those units, matches this sequence and limits what must be stored on site. Sea transit from southern China to Tema is roughly 30 days port to port; clearance at Tema runs through ICUMS with a licensed agent, and a detailed packing list organised by unit number makes the red-channel examination of a mixed container faster. Confirm with the agent which HS codes, particularly lighting and electrical items, fall under Ghana Standards Authority conformity requirements before the first container ships.

Installation at scale

With forty kitchens to fit, installation is a production line, not a craft job. Set a per-floor programme, run the trades in the sequence above, and have the supplier's technician check the first unit of each type against the drawing before the crew moves on. Spares matter: ship an agreed percentage of door hardware, hinges, lamps and shower cartridges as attic stock for the handover period, when buyers report defects.

Sales and marketing use of the pack

A defined unit pack is also a sales tool. Buyers reserving off-plan can be shown the exact kitchen, bathroom set, door and lighting they will receive, with the Premium pack presented as an upgrade with a fixed price. The show unit should be finished with the standard pack, not the Premium one, so that completed units match what was sold; a second room or a display board can present the upgrades. Keeping marketing and procurement on the same specification sheet avoids the handover complaint that the finished flat does not look like the one on the brochure.

Payment and cash flow

Developers typically pay by milestone per phase: deposit on order, balance against shipping documents per container, installation supervision invoiced per floor. T/T and L/C are both used; an L/C gives a lender documentary control over the goods. No minimum order means early phases can be small while sales progress.

Where Decoropic fits

Decoropic is the brand of Foshan Home Style Import & Export Co., Ltd. (established 2011, Foshan, Guangdong). For apartment projects it measures sample units in Ghana from its Accra office at 15 Bermudagrass St (GhanaPost GPS GE-310-2536), designs the unit packs at three tiers, sources from Foshan and Guangdong factories, inspects and consolidates mixed containers at its Foshan warehouse, ships to Tema with clearing partners, and supervises installation floor by floor. Payment by T/T or L/C.

FAQ

What is the minimum number of units for a unit-pack approach? There is no minimum order. The approach becomes clearly more efficient than item-by-item buying at around a dozen units of one type, because specification and drawing effort is spread across more apartments.

Can buyers customise their units? Offer a defined upgrade menu per tier rather than open customisation. Each change outside the menu needs its own drawing, and open customisation breaks the repetition that makes the pack economical.

Should I furnish units for sale or rental? For serviced or rental apartments, a furniture pack per unit type can ship with the finishing pack. For units sold unfurnished, a furnished show unit is usually enough.

How do we handle defects after handover? Keep attic stock of hardware and consumables, record every unit's installation sign-off, and agree with the supplier how warranty claims are raised and how replacement parts travel, usually with the next container or by air for small items.
