The brief

A newly built four-bedroom house in Airport Hills with a modern, minimal exterior and a shell interior. The owner wanted the inside to match the architecture — clean lines, a feature wall in the living room, a kitchen with a separate walk-in pantry — but within a Mid-Range budget. The approach was to spend on the few surfaces people see and touch most (living-room feature wall, kitchen, bathrooms) and keep the rest to well-made standard ranges.

Challenges and how we handled them

• Feature-wall panels. Wall panels are heavy and easily damaged at the edges. They were crated individually in Foshan and the installers in Accra were briefed on handling before the panels arrived.
• Pantry fit. Typical for a walk-in pantry, the room is small and every unit must fit first time. The pantry was re-measured after plastering and the cabinet run adjusted in the production drawings.
• Mid-Range budget discipline. Upgrading a few surfaces can quietly push the total up. The itemised budget tracked each upgrade against a Functional baseline so the owner could see the cost of each choice.

Result

A modern four-bedroom house finished in 11 weeks with a living-room feature wall, a kitchen with walk-in pantry, four fitted bedrooms and three bathrooms.
