Hotel Fit-Out in Abidjan: FF&E and Finishes Supplied from China

A hotel fit-out in Abidjan — whether a 40-key business hotel in Plateau, a resort property on the lagoon or a mid-size hotel in Yamoussoukro or San Pédro — needs furniture, bathrooms, lighting, doors and floors delivered in a coordinated sequence. Supplying these from Foshan as one specified package, shipped in phases to Port of Abidjan, is a route many West African developers use. This guide covers scope, specification, Côte d'Ivoire documents, container planning and a timeline.

Specification and the model room

  1. Room type schedule — keys per type with dimensions.
  2. Design references — designer's FF&E schedule or mood boards.
  3. Tier — Functional (budget/business), Mid-Range (3–4 star), Premium (upscale).
  4. Model room — one complete room produced for approval before full production; can be shipped ahead or approved by video and photos.
  5. Shop drawings — per piece, bilingual French/English.

Hotel-grade specifications are standard: moisture-resistant board for the humid coastal climate, HPL or lacquer on high-wear surfaces, commercial drawer runners and hinges, contract-grade upholstery, sanitaryware with replaceable cartridges.

Electrical items are specified for 220–240 V with Type C/E outlets; hotel locks, safes and minibars are selected to the operator's brand standard if there is one, or from commercial ranges if the hotel is independent. If an international operator is involved, their FF&E brand standard is the starting document and we specify to it; for independent hotels we propose a schedule from the room type list and the tier chosen.

Six to eight months from brief to first containers on site for a mid-size hotel. Public areas can be prioritised in the first phase if the opening date requires it.

Public areas and custom pieces

Guest rooms are the volume; public areas are where a hotel is judged. Reception desks, back-bar units, banquette seating, feature lighting and lobby flooring are made to drawings rather than chosen from a range. For these we work from the designer's drawings or produce our own, send finish samples (stone, veneer, laminate, fabric, metal), and build the piece after sign-off. Large or fragile items such as a stone-clad reception desk are crated separately and flagged on the packing list for first unloading.

Spares, maintenance and reorders

Include attic stock in the first order: mixer cartridges, hinges and runners, toilet seats, LED drivers, spare chairs and headboards, and 3–5 percent extra tiles per type. Spares are listed and packed separately so they reach the maintenance store, not the rooms. Reorders in later years quote the original order reference; small quantities ship LCL to Abidjan or by air for urgent parts.

Where Decoropic fits

Decoropic (Foshan Home Style Import & Export Co., Ltd., Foshan, est. 2011) has an Accra office and no office in Côte d'Ivoire. For an Abidjan hotel we specify, prototype the model room, source across furniture, sanitaryware, lighting, doors and tiles, consolidate at Foshan, arrange VoC inspection access and ship to Port of Abidjan with your forwarder or one we recommend. FDI, BSC and clearing are handled by your transitaire; installation by your fit-out contractor, with our installation drawings per room type, floor-by-floor packing, video guides and a WhatsApp line. Hotel work in Ghana is our regional reference and can be shown to your team.

FAQ

Can the model room be inspected in person? Yes, at the Foshan warehouse, or by video walkthrough and photo set. Many clients combine the Foshan visit with factory visits for tiles and sanitaryware.

Can public-area furniture be custom? Yes. Reception desks, banquettes and feature pieces are made to drawings; loose seating is selected from hotel-grade ranges.

Does the VoC certificate cover furniture? The VoC programme's covered categories include building materials and electrical products. Whether specific furniture HS codes are in scope is confirmed by Bureau Veritas at application.

What payment terms apply? T/T or L/C, normally a deposit, a payment on model-room approval and the balance before each shipment; the schedule is confirmed on your quote.
