The brief
A four-bedroom villa in East Legon with the structure complete and the interior still bare. The owner wanted a single supplier to take the house from measured shell to finished rooms, rather than buying piece by piece from local showrooms. The Premium tier was chosen for one coordinated finish across 487 m²: floors, a full custom kitchen, fitted wardrobes in every bedroom, and matching doors, sanitaryware and lighting.

Challenges and how we handled them
- Measurement variance. Typical for this kind of project, as-built dimensions differed from the architect's drawings in several rooms. Because wardrobes and the kitchen were made to measure, the survey was repeated after plastering and the production drawings adjusted before any cutting in Foshan.
- Consolidation. Items from several factories had to arrive in Foshan within the same window to fill the containers. Factory lead times were staggered at order stage so that tiles and sanitaryware did not wait for the kitchen.
- Clearance timing. Tema clearance can add one to two weeks. Shipping documents were prepared before departure so the local team could begin clearance on arrival, and installation crews were booked against the confirmed delivery date.
Result
A finished four-bedroom villa handed over in 14 weeks from first measurement, with every finish — floors, doors, kitchen, wardrobes, bathrooms and lighting — supplied from one coordinated order and installed under Decoropic supervision.
