Building Materials in Kumasi: Finishing a House in the Ashanti Region

Kumasi is Ghana's second city and the commercial centre of the Ashanti Region, yet almost every imported finishing product still enters through Tema and travels north to Kumasi by road; distance and delivery time are confirmed on your quote. That journey, the inland climate and a different local supply base change how a house in Kumasi should be specified and how an import order should be planned. This guide covers what is readily available in Kumasi, what is worth bringing in, how Tema-to-Kumasi delivery works and the specification points that differ from Accra.

What Kumasi supplies well

Kumasi has a strong timber tradition and an active building trade. Items that are usually easier or cheaper to buy locally than to import:

Delivery from Tema to Kumasi

A consolidated container for a Kumasi house normally clears at Tema and then moves by road. Three approaches are used:

  1. Full container by truck to Kumasi. The sealed container travels on a flatbed and is unpacked at site or at a yard in Kumasi. Cleanest for a full 20 ft or 40 ft load; requires a return of the empty container to the shipping line's depot within the free period; free days and the return depot are confirmed on your quote.
  2. Unpack at Tema, deliver by covered truck. Goods are devanned at a warehouse in Tema and loaded onto a covered lorry. Suits mixed loads or when the site cannot take a container.
  3. Inland container depot. GPHA has operated an inland facility at Boankra near Kumasi; whether it can currently clear your containers is available on request. If operational for your cargo, it can shorten the Tema leg.

Whichever route, insist on:

  • Cartons labelled by room and by trade, loaded in reverse order of unloading
  • Fragile goods (glass, sanitaryware, worktops) crated and strapped, not loose
  • Photographs at loading in China, at devanning in Tema, and at arrival in Kumasi
  • A delivery window agreed with the site so there are hands to offload

Road transit time from Tema to Kumasi is confirmed on your quote, but allow for delays at the port and the possibility of a night halt.

Climate: what changes inland

Kumasi sits in the forest zone. Compared with coastal Accra it is wetter for more of the year, has higher humidity peaks in the rainy seasons and no salt air. For finishes this means:

  • Humidity management is still the main issue for boards and timber. Specify moisture-resistant board for kitchens and wardrobes, and kiln-dried timber for doors and frames.
  • Termites are common; treat ground contact timbers and consider WPC or steel for external doors.
  • Mould on walls in poorly ventilated rooms is more frequent; washable paint and extractor fans in bathrooms are worth the cost.
  • Salt corrosion is not a concern, so standard powder-coated aluminium and plated hardware perform well.
  • Rain and storm drainage should be designed into terraces and window sills.

Planning the order

A Kumasi project should be planned with slightly longer buffers than an Accra one.

Group the installation so that the supervisor's time in Kumasi is used fully: kitchens, wardrobes and doors in one visit rather than three.

Site readiness before the truck arrives

A delivery that arrives at a site that is not ready is the most common cause of damage on Kumasi projects. Before the goods leave Tema, confirm that the rooms receiving joinery are plastered, screeded and dry, that there is a lockable, roofed store with a floor off the ground (pallets or timber bearers), that the access road and gate can take the truck, and that there are enough hands to offload a container in a working day. In the rainy season, plan the offloading for the morning and have tarpaulins on hand. Keep cartons sealed until the room they belong to is ready; an opened carton in a dusty, damp room is where edge-banding lifts and hardware goes missing.

Mixed local and imported finishes

A Kumasi house rarely needs everything imported. A typical balance is local tiles, paint, cement and roofing; locally made hardwood entrance door and perhaps a feature staircase from Kumasi's timber trade; and imported kitchen, wardrobes, internal doors, sanitaryware, mixers and lighting where consistency and board quality matter. Decide the split early so that the imported items can be measured against the local work that will already be in place.

Working with local trades

Kumasi carpenters and tilers are experienced, and the best results come from combining imported factory items with local installation. Give the installers the manufacturer's drawings, a kit list per room, and a short induction on the hardware (soft-close hinges, concealed runners) before they start. Keep the imported hardware in its labelled cartons until the room is ready, so nothing is substituted with a local equivalent that does not match.
