Lagos Villa Interior Package from China: What to Include and How It Ships

Buying interior finishing materials for a Lagos villa one category at a time — tiles from one dealer, a kitchen from another, doors from a third — usually costs more and takes longer than ordering the finishing package as a single consolidated shipment from Foshan. This guide covers what a villa package normally contains, how the three product tiers compare, what has to be measured before anything is made, and how a package reaches Apapa, Tin Can or Lekki and then your site in Lekki, Ikoyi, Victoria Island or the mainland.

What goes into a villa finishing package

The package is everything above the structural shell that a finishing contractor would otherwise buy locally.

Room / zoneItems typically in the packageMade to order?
KitchenBase and wall cabinets, worktop, sink, tap, hoodYes — needs site dimensions
BedroomsWardrobes, dressing unitsYes
BathroomsWC, basin, shower enclosure, mixers, accessories, mirror cabinetStock
Floors & wallsPorcelain or ceramic tiles, laminate or SPC flooring, skirtingStock
DoorsInterior doors with frames and ironmongery, main entrance doorSemi-custom (size)
WindowsAluminium or uPVC systems, glazingYes — needs opening sizes
LightingDownlights, pendants, wall lights, switches and socketsStock
Loose furnitureSofas, dining, bedsStock or semi-custom

Structural and wet-trade materials (cement, blocks, rebar, sand, plaster) stay local. Paint is usually local too because of weight and VOC shipping rules.

Three tiers, one container

TierWho it suitsKitchen exampleTile example
FunctionalRental units, staff quarters, budget-controlled buildsMelamine carcass and doors, laminate worktop600×600 ceramic
Mid-RangeOwner-occupied family villasLacquer or PET doors, quartz worktop600×1200 porcelain
PremiumHigh-end villas, show homesLacquer or veneer, integrated handles, sintered stone worktopLarge-format porcelain, marble-look

You can mix tiers by room. A common Lagos pattern is Premium in the kitchen and master suite, Mid-Range elsewhere, Functional in the boys' quarters.

Measure before you make

Custom kitchens, wardrobes and windows are made to the dimensions you send. For a Lagos site that means:

  1. Floor plan and elevations (PDF or CAD).
  2. Site measurements of each kitchen and wardrobe wall after plastering, with ceiling heights.
  3. Window and door opening sizes after the structural frame is finished.
  4. Photos of each room with a tape measure visible.

We return shop drawings for sign-off before production. If your contractor is unsure about measuring, a short video call with our team is usually enough to walk through it. The Accra office has done this for many Ghana sites; the method is identical for Lagos.

Documents and ports for a villa shipment

A villa package is a normal commercial import into Nigeria. The sequence is covered in detail in our import guide for Nigeria; the short version:

DocumentHandled by
SONCAP Product Certificate and SONCAP Certificate (regulated items such as tiles, sanitaryware, electricals)SON-accredited agency; we provide factory access and test reports
Form MYour Nigerian bank, using our pro forma invoice
PAARYour bank via the Nigeria Single Window
Commercial invoice (with Form M number), packing list, B/L, certificate of originDecoropic
SGD and duty paymentYour clearing agent in Lagos

Published forwarder transit times from Shenzhen or Guangzhou to Apapa are about 27–39 days for a full container; add time for LCL. Lekki Deep Sea Port has operated commercially since 2023 and may suit sites on the Lekki–Epe axis; your forwarder confirms which port a given service calls.

Duty and VAT by HS code are for your clearing agent to quote.

How much space does a villa take?

As a rule of thumb, a four- or five-bedroom villa's kitchen, wardrobes, doors and sanitaryware fit in a 20-foot container; add tiles for the whole house and a 40-foot is usually needed. Exact volume comes from the packing list once the product list is fixed. There is no minimum order, so a kitchen-and-wardrobes-only package can go LCL.

Timeline from drawings to site

Form M and SONCAP PC (parallel)2–4

Three to five months in total. The finishing contractor should plan tiling and first-fix electrics around the container's arrival, not before.

Common mistakes on Lagos villa packages

  • Measuring before plastering. Kitchen and wardrobe walls lose 20–40 mm after render; measure finished surfaces.
  • Forgetting the second-fix list. Door stops, wardrobe interiors, tile trims, silicone and grout colour are easy to leave off and hard to match locally.
  • Opening the Form M on a draft pro forma. Changes after Form M mean amendments at the bank; lock the product list first.
  • Ordering tiles without waste. Allow 8–10 percent for cutting and breakage, more for diagonal or large-format layouts.
  • Mixing voltage standards. Specify 220–240 V, Type G sockets for Nigeria on every lighting and electrical line.

Where Decoropic fits

Decoropic (Foshan Home Style Import & Export Co., Ltd., Foshan, est. 2011) has no office in Nigeria. We handle design, sourcing across all six categories, consolidation at the Foshan warehouse, loading and export documents, and ship to your Lagos port with your forwarder or one we recommend. Clearing and installation are local; our support is remote — numbered packing by room, shop drawings, assembly video guides and a WhatsApp line. Our Ghana office in Accra is the regional reference: the same tiers installed in Ghana villas show what to expect, and we can arrange a showroom visit there if you travel.

FAQ

Can I buy only the kitchen and wardrobes? Yes. There is no minimum order. Small packages ship LCL; we will tell you when a full container becomes cheaper per item.

Who fits the kitchen in Lagos? Your contractor or a local kitchen fitter. Cabinets arrive assembled or flat-packed, numbered to the drawing, with hardware bagged per unit. We support by video call.

Are the tiles and sanitaryware SONCAP-compliant? We work with factories that hold the test reports SON-accredited agencies require. The Product Certificate and shipment certificate are issued by the agency, not by us.

How do I pay? T/T or L/C. The pro forma invoice sets the schedule; typically a deposit on order and balance before shipment; the deposit is confirmed on your quote.
